Our office hours: 9.00am to 5.00pm 6 days a week closing at 4.00p.m. on a Saturday during the Winter months
Late Viewings: Where clients cannot genuinely view a property within these hours, we always try and accommodate applicants with ‘out of hours’ appointments.
As a partnership we have combined, over 70 years experience of selling all types of property in this area, with the exclusion of active Businesses and Public Houses. We believe that we are able to offer sound advice as to whether to offer a property For Sale by the conventional method of Private Treaty, or to embark upon a Sale by Auction or Tender.

We do not believe that “one size fits all” and while we are aware of a tendency to market properties in a similar price in a similar fashion, we try to make the details appear individual, interesting and will be produced in house for flexibility. These are quickly sent to the Client for checking, so as to enable the property to be exposed to the full market at the earliest possible date, through a combination of advertisements in local newspapers, the social media (twitter, face book) and/or appearing on one of many websites that we subscribe to. We still believe that we are quite unique in that we were the first firm to introduce a Select and Browse Property Show Room and 23 years on, we still do it!
We receive many compliments on our photographic images and take pride to capture properties in the right light in order to project their true appearance.
Floor plans are included in our particulars and our experience shows that potential purchasers consider them to be most useful.

We are members of TDS. All Client's funds are held under the money protection scheme.
We offer a comprehensive service to Landlords, in that we take out most of the worry associated with letting the property, by carefully monitoring the match between the Tenant and property. Tenancies are generally on a 6 month minimum Assured Shorthold Tenancy Agreement, although our portfolio has a number of long term tenancies also. We supervise the Tenancy throughout its duration so that you can be secure in the knowledge that you are in good and safe hands. We make an initial charge for administration to set up the Tenancy, to include producing the Assured Shorthold Tenancy Agreement and a detailed Inventory. The latter will include a photographic record of the garden and certain aspects of the interior of the house as deemed necessary. For the remainder of the tenancy there is a charge per calendar month for management and all charges are subject to VAT. Within our fee, we provide advice as regards the market rent, carry out periodic inspections and serve notices to increase rent and similarly notices to quit. At the end of the Tenancy we will check the Inventory, read Meters and advise Utility providers of any change of Tenancy and refund the bond to the tenant is the condition of the property is acceptable and rent is paid up to date.
We provide Tenants with a 24/7 Emergency Telephone Number and with a small army of well established and knowledgeable Trades People, and can arrange repairs as and when necessary.
Having decided on a suitable property and established that all the features are present that you are seeking, you will be asked to complete a Credit Referencing Form which when completed and once a fee has been paid (please see below), we will submit to a Credit Checking Company. This form needs to be completed carefully and questions such as income, employment status, are you a smoker and have you any animals should be answered with care. If the results of this check are acceptable to the Landlord, we will discuss with you the date and time that you wish to move into the Property. On the appointed day, one of the Team will meet you at the property to receive the initial rent and bond, read the meters together, read and sign the Tenancy Agreement which all Tenants over 18 years of age would need to sign, including any Guarantors and you will then be handed the keys.
The fee payable varies with the number of Tenants over 18 years of age, who will regularly occupy the property and whether a Guarantor has deemed to be necessary. All costs are set out on the Particulars of each Property To Let, including the Bond which may alter if special circumstances arise, such as the Landlord agreeing to accept a dog with an enhanced bond being paid. However do ask before you view any property, particularly if you are uncertain of any aspect of these charges. You should also be aware that having made application for a tenancy and then withdrawn after said application has been processed, the fee is non refundable. Should the Landlord decide not to accept the processed application, 50 % will be refunded.
We are not affiliated to any Solicitor, but will give you sound advice to enable you to make a decision as to which of the local Solicitors to use, which to a large extent is determined by the type and depth of service that you require. We do not profit out of this relationship.
We offer a complete service from a local Independent Financial Advisor, therefore arrangements for a meeting can usually be arranged at short notice, but with modern technology we can open up the line of communication almost anywhere.

Energy Performance Certificates
It is a legal requirement to have an Energy Performance Certificate for all properties whether For Sale or to Rent. We will contact on your behalf, our local Energy Assessor, whose charges are we contend, most reasonable. There is no referral fee paid to us.
